In the heart of Seoul, right in front of Seoul Forest, a large factory has long physically disconnected Seoul Forest from the Seongsu commercial district.
This site was previously the Samhyo Ready-Mix Concrete plant, operational for decades.
It has been seen as the final obstacle to the development of Seongsu, but plans are underway to transform it into a 79-story mixed-use complex.
This location uniquely connects Seoul Forest, the Han River, the Seongsu commercial area, and Ttukseom Station.

It offers access to a park (Seoul Forest), a river (Han River), a subway (Ttukseom Station), a vibrant commercial area (Seongsu Café Street), and excellent connectivity to Gangnam, Apgujeong, and Cheongdam, all within a 10-minute radius.
Currently, the route from Seoul Forest to Seongsu Café Street requires returning to the main road, but with the development of this site, a direct connection will be established.
Moreover, due to its excellent access to Gangnam, the development is expected to include not just commercial facilities but also office spaces.
What will be included in the project?
The goal of the Seoul city government is not merely to increase housing supply, but to create a landmark mixed-use complex that fits the prestige of Seoul Forest.
The project will consist of two towers: a residential tower (79 stories) and a mixed-use office tower (53 stories). The lower levels will feature retail and cultural facilities, while the office tower will house offices and hotels, attracting global companies in technology, advertising, media, and information industries.
Industry projections suggest that approximately 400 high-end residential units will be developed, with plans to supply 280 apartments and 120 officetels in the upper levels of the residential and mixed-use towers.
The development of this site could elevate Seongsu from a trendy spot to a core urban hub in Seoul.
As such, it is referred to as the final puzzle piece of Seongsu.
The area surrounding Seongsu and Seoul Forest has already been largely developed, with remaining plots mostly being smaller in size. This site stands out due to its large scale and its prime location directly in front of Seoul Forest.
Previously, Seongsu was disconnected from Seoul Forest and the commercial area due to factories and main roads, but this development will create a seamless urban structure.
While Seongsu has been known for its cafes, boutiques, and pop-ups, the introduction of a large mixed-use complex will bring in offices, hotels, and cultural facilities, transforming it from a place to visit into a place to work and live.
Traditionally, Seoul's business centers have been in Gwanghwamun, Jongno, Gangnam, and Yeouido. However, Seongsu's proximity to Gangnam and its connection to Line 2, along with the backdrop of Seoul Forest, positions it as a potential new business hub.
